  1. What are the requirements with regard to the heating of my apartment?
    The City Housing Maintenance Code and Multiple Dwelling Law require building owners to provide heat to all tenants. Between October 1st and May 31st, a period designated as "Heat Season", building owners are required to provide tenants with heat under the following conditions:

    Between the hours of 6:00 AM and 10:00 PM, if the outside temperature falls below 55 degrees, the inside temperature is required to be at least 68 degrees Fahrenheit; and

    Between the hours of 10:00 PM and 6:00 AM, if the temperature outside falls below 40 degrees, the inside temperature is required to be at least 55 degrees Fahrenheit.

  2. Do you allow pets?
    No pets are allowed in the overwhelming majority of our buildings.

  3. I did not get my rent bill. Where should I send my rent check?
    If you have not received your rent bill for any reason, you are still required to pay your rent in a timely manner. Please send your rent to:

  4. My friend told me that renter's insurance is important to maintain. What is renter's insurance?
    The renter's insurance is a low premium insurance which will cover you for fire, theft or damage to your property. Renter's insurance is optional but recommended.

  5. What is the law regarding smoke and carbon monoxide detectors?
    Beginning November 1, 2004, building owners in New York City must comply with a new law, Local Law 7 of 2004, which was adopted to protect building residents from carbon monoxide poisoning. The Landlord is required by law to provide a CO alarm in each apartment within 15 feet of each room lawfully used for sleeping. The law further makes the tenant of each apartment responsible for the maintenance and repair of the alarms installed in the apartment and for replacing any or all alarms that are stolen, removed, missing or become inoperable during the occupancy of the apartment. The law also provides that the occupant of each apartment in the building in which a CO alarm is provided and installed shall pay the owner $25.00 per alarm for the cost of such work. The occupant has one year from the date of installation to make such payment to the owner.

  6. What is the law regarding window guards?
    Under the window guard law, owners must properly install approved window guards on each window in an apartment occupied by a child 10 years or younger. Even if no children 10 years or younger live in a tenantıs unit, the owner must still install window guards if the tenant makes a written request for them.

  7. What methods can I use to pay my rent?
    You may pay your rent by personal check or money order. Many people use their bank's automatic withdrawal bill-paying service. You may use this service to pay your rent as well.
